Step-by-step guide to buying a home

A new home in 6 steps.

1. Find out what you can afford

Calculate the maximum amount you can borrow on a mortgage and how much you would be paying every month. So you know what price range to look in.

2. Learn about the Dutch housing market

During one of our free webinars, a mortgage adviser will tell you all about the Dutch housing market and the associated legislation and regulations. You’ll also be able to ask any questions you may have.

3. Get a free orientation consult

Arrange a free orientation consult and a mortgage adviser will calculate your maximum mortgage in detail, based on your situation. You will receive an orientation report explaining the results.

4. Go on viewings and put in an offer

Viewings and putting in offers in the Netherlands may be different to what you are used to. For instance, ‘resolutive conditions’ (reasons for cancelling the agreement without consequence) are used in the Netherlands. And in some situations, it’s a good idea to engage a buyer’s agent.

5. Take out a mortgage

If the seller accepts your offer, the next step is to sign a provisional agreement. Then it is time to take out a mortgage. You can either choose Mortgage with Advise or Mortgage Self-Service.

6. Sign before a notary and the property transfer

Is your mortgage arranged? Then you sign the transfer deed and the mortgage deed at the notary. After that, you get the keys to your new home. Remember to deduct the costs you have incurred from your taxable income on your next tax return.
